In response to today’s announcement by the Federal Government of amendments to its Budget package, Master Builders Australia described the changes as working around the margins of Budget’s central flaw – that it reduces new housing supply.
Master Builder’s CEO, Denita Wawn said that while there were some welcomed features in the announcements, the Federal Budget will still over four years reduce the number of new homes by 8,700, reduce the number of construction jobs by 3,800, and increase rents by up to $9 per week.
“Australia’s national housing crisis is no different as a result of today’s announcement. The tax hikes on housing, via changes to the capital gains tax discount and negative gearing on property are the same today as they were on Budget night.
“The changes sidestep our nation’s housing supply shortage which is causing so much consternation for both young and old Australians. The Government should have taken this opportunity to announce amendments that resulted in an increase in housing supply.”
Master Builders Australia welcomes some of the announcements today relating to policies that directly impact its members, including:
- Increasing the small business Capital Gains Tax (CGT) concession turnover threshold from $2 million to $10 million
- Committing to consultation on the definition of ‘new builds’ and types of housing investment that are eligible for exemptions from the changes to CGT and negative gearing, with legislation to be introduced later in the year.
These announcements reflect Master Builders’ representations to Government on the confusion and complexity created by these Federal Budget measures, policies that go straight to the heart of how small businesses in the building and construction industry operate and invest.
“Despite today’s amendments, the Budget bill remains flawed. It will reduce new housing supply at a time when we need to turbocharge supply. We call upon the Parliament to oppose the Budget legislation,” said Ms Wawn.
